    Perished perimeter sealant was tracking water into the flats below. Joints were cut out, primed and resealed block by block so residents kept access throughout.

    Penetrating damp through open mortar joints. Repointed in a lime mortar, then treated with a breathable water-repellent so the wall can still dry outwards.
